Why the roof you have changes the job

Roofs in Los Angeles vary enormously. What sits on top of your house decides how the work gets done, what it costs, and how long you'll be living with a crew on the property.

Half the housing stock here is old. The median home in LA County was built in 1965, and roughly 44% of homes in the City of LA went up before 1960 on the Census Bureau's 2024 American Community Survey five-year estimates. That means plenty of original tile, a lot of second-generation composition shingle, and a lot of flat and low-slope roofs on mid-century houses and duplexes that need someone who knows them. Add the foothill fire zones, where the building code asks for a Class A roof assembly, not just a Class A shingle, and the solar arrays that have to come off and go back on before anyone can touch the deck underneath.

Re-roofing a 1950s tract house in Torrance and doing a lift and relay on a 1926 Spanish tile roof in Hancock Park are two different jobs. So we look at what your roof is before we tell you what it needs.

A skylight is a hole in the roof with a frame around it. Whether it leaks comes down to the curb height and the flashing kit, not the glass.

What's on the roof now.Tile, composition shingle, flat and low-slope, or a fire-zone assembly with ember-resistant vents. The covering decides the method and the materials.
Where the water is getting in.A leak often shows up inside a long way from where it starts. We find it on the roof before we write anything down.
The license.Our roofer who comes out holds a current CSLB license in the right classification for roofing work. You get the number, and you can look it up on the CSLB's own site.
The permit office.LADBS is not the same as pulling a permit in Pasadena, Glendale or Burbank. Knowing which office your job goes through can save you weeks.
Showing up.We call back when we say we will, and we come in the window we gave you.

What happens when you get in touch

You tell us what the roof is doing and where the property is. Our licensed roofer comes out to look at it, at a time you have agreed, so nobody shows up unannounced. One visit, at a time that works for you.

We get on the roof, look at it properly, and give you a written quote. That's free, and there's no obligation to accept it. Take a few days with it if you want to.

The quote sets out what needs to be done, what it costs, and what happens if the deck under the old covering turns out to be soft once it's opened up. If the job needs a permit, we'll tell you which office it goes through before the work is booked.

What the job costs you

The inspection costs you nothing, and neither does the written quote. You pay for the roofing work itself, at the price on the quote, agreed in writing before anyone climbs a ladder with tools. If the job needs a permit, the fee is yours to settle with the city. It is not part of our price.

If it doesn't go right

Sometimes a visit doesn't go the way it should. Nobody calls you back when they said they would, or our roofer leaves and you still have questions about your roof. Tell us. We'll come back out to the house and sort it out, and it won't cost you anything.

Whatever warranty or guarantee comes with a repair or a new roof, it belongs in writing in the contract for the job. Ask to see it before you sign, and read what it covers. What's covered on the workmanship and what's covered on the materials are two separate questions, so ask about both.
