Roof Repair and Roofers in Pasadena
Water getting in at a valley on a Craftsman, or a stain under Spanish tile that still looks perfect from the street? Both are common Pasadena roof repairs. We lift a few tiles and look in the attic before pricing anything, and the inspection is free.

Pasadena built out early, and most of what went up between 1900 and 1940 still stands under a roof nowhere near original. The wood shake is long gone. Most of these houses were re-roofed once, much of it in the 1990s, so a thirty-year shingle laid in 1994 is finished. Age-out is the most common reason people here call a roofer.
The Craftsman bungalows in Bungalow Heaven and Garfield Heights, built from the 1900s through the 1920s, have deep overhangs, shallow pitches, and dormers and porch roofs tying into the main slope. Every junction is a place water can find, so these roofs go wrong at the valleys and flashings, not out in the open field of shingle. The deodar cedars, oaks and sycamores over those streets keep valleys and gutters loaded with debris, which holds water against the flashing until it gets in.
The Spanish Colonial Revival stock of the 1920s and 1930s through Madison Heights and the Oak Knoll corridor fails somewhere else. Clay barrel and concrete tile give out at the underlayment, not at the tile. An eighty-year-old tile can be sound while the felt beneath it has turned to dust, which is how a tile roof leaks badly and looks perfect from the street. Lifting a few tiles is the only way to know.
The postwar ranch tracts in Hastings Ranch and east Pasadena are the straightforward composition shingle work. On the mid-century houses on the San Rafael and Linda Vista hillsides the trouble is low slope: ponding water and failed seams on TPO, modified bitumen or cap sheet.

What roof work costs in Pasadena
Estimate ranges for a typical Pasadena house, not quotes. The written quote is the real number.
- Composition shingle replacement:roughly $9,000 to $25,000.
- Tile lift and relay:roughly $12,000 to $30,000.
- New tile throughout:roughly $25,000 to $60,000 and up.
- Flat or low-slope (TPO, modified bitumen, cap sheet):roughly $12,000 to $30,000.
- Solar panel removal and reinstall:roughly $4,000 to $10,000, on top of the roof itself.
Pasadena lands in the upper half of those ranges more often than the flatlands do. Tile is heavy and slow to handle. Hillside houses in Linda Vista and above New York Drive are awkward to stage. Two-story Craftsmans with complicated rooflines take longer than a simple gable. Sourcing historic tile for a designated property costs money before anyone climbs a ladder.

Common questions about roofing in Pasadena
My Pasadena tile roof is leaking. Do I have to replace the whole thing?
Often not. On the 1920s and 1930s tile houses around Madison Heights and Oak Knoll, the underlayment goes while the tile itself is still sound. A lift and relay takes the sound tiles off, strips the old underlayment, lays new, and puts the same tiles back. That runs roughly $12,000 to $30,000 against roughly $25,000 to $60,000 and up for new tile throughout. A roofer who reaches for full replacement without lifting tiles should be asked to explain why.
