Roof Repair in Malibu
On a Malibu roof the salt usually gets the metal before the covering gives up, and since the fires the ash left in valleys and tile pans has been doing its own damage. We trace where the water gets in and quote the repair in writing, free.

Two fires reset the roofing picture here. The Franklin fire started near Malibu Canyon Road in December 2024, burned 4,086 acres and destroyed 20 structures on CAL FIRE's incident record, with Serra Retreat and everything east of the canyon evacuated. A month later the Palisades fire ran west through Las Flores, Big Rock and the eastern stretch of PCH, and the City puts its own losses at 720 structures inside city limits. So two jobs run side by side: rebuilds, and standing houses that took ember fall and ash. Ash is alkaline and holds moisture in valleys and tile pans, so even a spared house needs the underlayment, vents and rafter tails looked at.
The stock splits four ways. Point Dume and Malibu Park are postwar and sixties ranch houses on big lots, much of it re-roofed once in the nineties, putting that shingle at the end of a second life. The Colony, Broad Beach and Trancas are dense, narrow and salt-blasted, often with low-slope sections behind parapets that fail at ponding water and split seams. Serra Retreat and the canyon lots run to Spanish and Mediterranean tile. Big Rock and Las Flores are hillside and steep.
On the tile houses the covering outlives what is under it. A Serra Retreat roof can look immaculate from the driveway while the felt beneath has gone to powder. The fix is a lift and relay: sound tiles off, new underlayment, same tiles back on. Near the water it goes the other way. Salt eats nails, drip edge, valley metal, pipe flashing, vent collars and gutters long before the covering gives up, so galvanized fasteners are a false economy on Broad Beach; stainless fasteners, coated or copper flashing and aluminum gutters earn the difference. What roof work costs here
Estimate ranges, not quotes. Composition shingle replacement runs roughly $9,000 to $25,000. Tile lift and relay is roughly $12,000 to $30,000, and new tile throughout roughly $25,000 to $60,000 and up. Flat or low-slope in TPO, modified bitumen or cap sheet is roughly $12,000 to $30,000. Standing seam metal is roughly $20,000 to $40,000. Solar removal and reinstall adds roughly $4,000 to $10,000 on top.
Malibu sits at the top end of all of those. Houses are larger with more complicated rooflines, and coastal-grade metal costs more than galvanized. Then access. Crew time, delivery and dumpster placement on a lot off Latigo, Corral, Encinal Canyon or Decker cost more than the square footage suggests, and on the beach side there is often nowhere to put a dumpster. Ask for access and disposal to be line-itemed. Fuller breakdown on the roofing costs page.
