Pacific Palisades is two roofing markets at once. There are the houses coming back after the January 2025 fire, where the roof is one line in the architect's drawings and the GC's schedule. And there are the houses that came through it, carrying roofs already past their prime and now a season deep in ember fall and ash.

What the fire left on a standing Palisades roof
A house up here that never caught fire can still have a roof that aged five years in one. Embers pit and scorch. Radiant heat off a neighboring house cooks the underlayment through tile that looks perfect from the street. Then the ash settles in and does damage of its own. It is alkaline, and it packs into valleys, gutters and tile pans where it holds moisture against the roof for months. Brittle shingle does not come back from that.
Which stock you own decides how it shows up. The postwar ranch houses in the flats are mostly composition shingle, and a thirty-year shingle laid in the nineties was finished on its own timetable before any of this happened. The Spanish and Mediterranean roofs through the Riviera and the Alphabet Streets are clay or concrete tile, where the tiles usually survive and the underlayment beneath them does not. That is a lift and relay, and fire exposure has pushed a lot of Palisades tile into that bracket years early. The hillside modern houses on the canyon lots from the sixties and seventies run flat and low-slope: TPO, modified bitumen or cap sheet, failing at ponding water and open seams. A season of ash sitting in a dead-flat field of that is the worst case.
Then the ocean. The Palisades sits on the bluff above the coast, and salt air carries up the canyons well past the streets you would expect it to reach. It takes the metal long before the covering. Nails, drip edge, valley metal, pipe flashing, vents and gutters go first. Plain galvanized fasteners rust out here in a fraction of their inland life, and perfect tile over failed flashing still leaks. Stainless fasteners, copper or heavy coated flashing, and aluminum or copper gutters are the answer on this side of the hill.
If you are rebuilding, the roof is specified by your architect and subcontracted by your GC, and you may never speak to the roofer. Ask which assembly is specified, who is installing it, and what the manufacturer warranty covers. There is more on each job on the roof repair and roof replacement pages.

What roof work costs in Pacific Palisades
These are estimate ranges for Los Angeles County, not quotes. We cannot price your roof without getting up on it first.
- Composition shingle replacement:roughly $9,000 to $25,000 for a typical single-family roof.
- Tile lift and relay:roughly $12,000 to $30,000.
- New tile throughout:roughly $25,000 to $60,000 and up.
- Flat or low-slope systems:roughly $12,000 to $30,000.
- Solar panel removal and reinstallation:roughly $4,000 to $10,000 on top of the roof itself.
The Palisades sits at the upper end of every one of those, for plain reasons. Houses here are larger with more complicated rooflines. Hillside and canyon lots mean hard access and sometimes a crane or conveyor. Coastal-grade metal costs more than galvanized. In the burn areas, streets are congested and staging space is scarce.
Timing is the other pressure. Rebuild permits come first, and roofing sits well downstream of them, which is why so much of this work lands in 2027 and 2028. We work this stretch of coast from the Palisades through Santa Monica and south to Torrance.
Common questions about roofing in Pacific Palisades
My Palisades house did not burn. Is the roof affected?
Often, yes. Ember fall, radiant heat off nearby structures and months of alkaline ash age a roof hard, and most Palisades roofs were already twenty to thirty years old in January 2025. An inspection that lifts tiles in a few spots and checks the attic for stains tells you whether this is a clean and repair or a replacement you faced anyway.
My general contractor is handling the rebuild. Do I need my own roofer?
Usually not directly. Your GC subcontracts the roof, and that is standard on a Palisades rebuild. Your own roofer is worth having when you want the specified assembly read before it goes on, or when you are acting as owner-builder. Either way, get the assembly, manufacturer and warranty terms from your GC in writing, and ask for the CSLB license number of the roofing contractor on the job.
