Roof Repair in Glendale

A Glendale tile roof can look immaculate from the street and still let water into the ceiling, because the underlayment gave out years before the tile will. We lift a few tiles and check the attic before we price the repair, and the inspection is free.

Glendale has a lot of 1920s period-revival tile, in Rossmoyne and the smaller districts around it, and on those houses the leak nearly always starts under tile that is still sound. The flatter streets to the south and west are mostly composition shingle from the 1990s, now at the end of its life. Tell us what is happening and we will come and take a look.

What Glendale's housing means for your roof

Rossmoyne is the clearest case: the city's largest historic district, 503 homes on curving streets, developed by the Haddock-Nibley Company from 1923 and largely built out by 1950. Spanish Colonial Revival, Tudor Revival and French period revival, one after another, with Royal Boulevard in the same pocket. Ard Eevin Highlands, Cottage Grove and Brockmont Park repeat it in miniature, and the Verdugo Woodlands, Adams Hill and Northwest Glendale carry more of it without the designation.

On that stock the roof almost never fails at the tile. A 1929 Rossmoyne roof can look immaculate from the street and still be letting water into the ceiling below, because the underlayment gave out decades before the tile will. Tudor Revival rooflines make it worse: pitch, dormers and cross-gables send water into valleys, chimney flashing and skylight curbs long before a field of tile. So the answer here is more often a lift and relay: sound tiles come off, the underlayment is replaced, the same tiles go back.

The flatter neighborhoods south and west are a different problem. They filled in after the war with composition shingle, most of it re-roofed once in the 1990s, and a thirty-year shingle laid in 1994 is finished. The hillsides are a third case. Chevy Chase Canyon, Glenoaks Canyon, the San Rafael Hills and the Verdugo flank mean narrow streets, tight driveways and long carries, so staging a tear-off costs hours a flat lot would not.

A great many Glendale houses are part pitched tile and part flat addition. The join between the two is where the water gets in, and it is the detail worth asking about.

What roof work costs in Glendale

Estimate ranges for Los Angeles County, not quotes.

  • Small repair (slipped tiles, resealing a vent, clearing a drain): roughly $400 to $900.
  • Single-source leak (chimney or skylight flashing, a localized shingle repair, a flat-roof seam): roughly $800 to $2,500.
  • Composition shingle replacement: roughly $9,000 to $25,000.
  • Tile lift and relay: roughly $12,000 to $30,000.
  • New tile throughout: roughly $25,000 to $60,000 and up.
  • Flat or low-slope (TPO, modified bitumen, cap sheet): roughly $12,000 to $30,000.
  • Solar panel removal and reinstall: roughly $4,000 to $10,000, on top of the roof itself.

Glendale lands in the upper half of those ranges more often than the flatlands do. Tile is heavy and slow to handle, and a lot of Glendale is tile. Canyon addresses are awkward to stage. Period-revival rooflines take longer than a plain gable. The roofing costs page breaks that down.

Common questions about roofing in Glendale

Should I re-roof before putting solar on a Glendale house?

If the roof is fifteen years or older, yes. Finding out two years later that the roof is worn costs roughly $4,000 to $10,000 to take the array off and put it back.
