Long Beach roofs sort by age and by how close they sit to the water. The 1920s and 1930s districts are tile, where the underlayment goes first. East Long Beach is fifties ranch on shingle laid in the nineties. Along the Peninsula and the Bluff the salt takes the metal before anything else. Tell us where the house is and what you are seeing.

What Long Beach housing does to a roof

Bluff Park, Belmont Heights, Rose Park, Wrigley and California Heights went up in the 1920s and 1930s as Spanish Colonial Revival, Craftsman bungalows and a run of Tudor Revival. Clay and concrete tile over dormers, deep valleys and porch roofs tying into a main slope. They almost never fail at the tile. The underlayment beneath goes first, so a California Heights house can wet a bedroom ceiling and still look immaculate from the street. A lift and relay puts your own tiles back.

East Long Beach, Los Altos and Lakewood Village are a different city: fifties ranch houses, shallow gable and hip roofs, re-roofed in the nineties. A thirty-year shingle laid in 1994 is finished, with granules in the gutters and corners curling. Most households in Long Beach rent, and the small multifamily stock runs thick through Alamitos Beach, Rose Park and the streets off Broadway and Fourth: duplexes, fourplexes, courtyard buildings and dingbats over tuck-under parking, almost all low-slope in cap sheet, modified bitumen or TPO, failing at seams, parapet flashings and scuppers.

The Peninsula, Naples, Belmont Shore, the Alamitos Bay side and the face of the Bluff take marine air head on, and the metal gives out before the covering does. Drip edge, valley metal, pipe flashing and vent collars rust from the underside, and galvanized gutters go early. Coastal-grade flashing, hot-dipped fasteners and copper or aluminum gutters belong on the quote. More on the roof repair and roof replacement pages, and for apartments on commercial roofing.

Salt air works on the edge of a roof first: the gutter, the fasteners and the flashings. Near the coast, low pitch and salt air together are hard on a covering, and both change what the right repair is.

What roof work costs in Long Beach

Estimate ranges for Los Angeles County, not quotes. A small repair, slipped tiles or a blocked drain, runs roughly $400 to $900, and a single-source leak such as chimney flashing or a flat-roof seam roughly $800 to $2,500. Composition shingle replacement is roughly $9,000 to $25,000, a tile lift and relay roughly $12,000 to $30,000, new tile throughout roughly $25,000 to $60,000 and up, and flat or low-slope work roughly $12,000 to $30,000. Solar panel removal and reinstall adds roughly $4,000 to $10,000, and decking runs $70 to $100 a sheet installed if rot turns up.

The eastern tracts are quick Long Beach roofs, one story with alley access for a dumpster, so they sit low in the shingle range. Naples and the Peninsula add tight streets and coastal metal. The pre-war districts push up hardest, because tile that suits a historic profile costs money before anyone climbs a ladder.
