Palos Verdes Estates is Spanish and Mediterranean houses going back to the early 1920s, most of them under tile, and much of the city sits in salt fog with the wind behind it. A leak here is usually tired underlayment under sound tile, or rusted metal at a valley or the drip edge. We lift tiles where it matters and write up what we find, with photographs.

Tile, salt, and why relaying wins here
The first Spanish-style houses went up in the early 1920s on a plan drawn by the Olmsted Brothers. Malaga Cove and Valmonte hold twenties and thirties work, Montemalaga and Lunada Bay the mid-century and later. Almost all of it is tile, and tile outlives its underlayment by decades. It fails from underneath while the surface still looks immaculate. So the standard job here is a lift and relay: sound tiles off, new underlayment down, the same tiles back.
Exposure is the other half. Malaga Cove, Bluff Cove and the streets above Lunada Bay sit in salt fog with hard onshore wind behind it, and salt eats metal long before it touches the covering. Fasteners, valley metal, drip edge, pipe flashing and gutters go first, so perfect tiles can still sit over a leak. Stainless fasteners, coated or copper flashing and copper gutters are the coastal answer. Wind takes the rest, at the ridge and hip fastening and the perimeter tiles.
What roof work costs here
These are estimate ranges for Los Angeles County, not quotes. Small repair such as slipped tiles or resealing a vent: roughly $400 to $900. Single-source leak at chimney or skylight flashing: roughly $800 to $2,500. Sectional lift and relay under one tile slope: commonly $2,500 to $7,000. Tile lift and relay across the roof: roughly $12,000 to $30,000. New tile throughout: roughly $25,000 to $60,000 and up. Flat or low-slope systems: roughly $12,000 to $30,000. Solar removal and reinstallation: roughly $4,000 to $10,000 on top of the roof.
Palos Verdes Estates sits at the upper end of those ranges. Houses here are large with complicated rooflines, tile is slow work next to shingle, and the canyon-edge lots off Palos Verdes Drive West have hard access, sometimes a conveyor or a crane. Coastal-grade metal costs more too. You can start here, or read about nearby Torrance and Long Beach.
