A grand period-revival house in Hancock Park with a steep roof and dormers

Roofing Contractors in Hancock Park

On a 1920s Hancock Park house the leak is usually under clay tile that still looks perfect, or at a valley on a steep, cut-up roofline. Tell us what's going on and we'll come out and look at it. Free inspection, written quote, no obligation.

Hancock Park puts two different roofs on the same block. The Spanish and Mediterranean houses carry low-pitched terra-cotta tile, which fails underneath. The Tudor and English revival houses next door carry steep rooflines full of valleys, dormers and chimneys, which fail at the detail. We get on the roof and photograph which one you are dealing with.

What Hancock Park houses do to a roof

Building started on Rossmore in 1920 and moved west toward Highland, and Hudson Avenue, Hudson Place, June Street, Las Palmas Avenue and McCadden Place curve around the Wilshire Country Club. Spanish Colonial Revival and Mediterranean Revival put low-pitched terra-cotta tile on one lot. Tudor Revival, English Revival and French Eclectic put a steep cut-up roofline on the next: clipped gables, turrets, dormers, deep valleys, multiple chimneys, with Monterey and American Colonial scattered through. Two different roofs on the same block, failing in different places.

On the tile houses the failure is almost never the tile. A 1920s clay roof here is on its third or fourth layer of felt, and the tile can be sound while the waterproofing under it has powdered. It looks immaculate from the street and leaks badly inside. The fix is a lift and relay: sound tile off, old underlayment stripped, new down, the same tile back. More on the roof repair page.

On the cut-up rooflines the leaks sit at the detail, where chimneys, dormers, turrets and porch roofs tie into a main slope and the valley metal goes first. Many have box gutters built into the eaves. Slate and built-up shingle fail at the fasteners, not the material.

Steep roofs with dormers, valleys and tall chimneys have many more penetrations than a simple gable. Each one is a place a flashing can fail, and each one adds labor to a quote.

What the work costs here

These are estimate ranges for Los Angeles County, not quotes. Small repairs, a few slipped tiles or a resealed vent, run roughly $400 to $900. A single-source leak at chimney or skylight flashing is roughly $800 to $2,500. Rotten decking is commonly $70 to $100 a sheet installed, and ninety-year-old sheathing under an old leak usually has some. A tile lift and relay is roughly $12,000 to $30,000, new tile throughout roughly $25,000 to $60,000 and up, composition shingle replacement roughly $9,000 to $25,000. Taking solar panels off and putting them back is roughly $4,000 to $10,000 on top.

Hancock Park sits at the top of those ranges. The houses are large and mostly two stories, the rooflines carry more detail per square, and they sit fifty feet back behind mature sycamores and elms, with a side driveway running through a porte cochere to a rear garage that makes staging awkward. A discontinued clay profile costs money to source. More on the roofing costs page.
